September 2026 Tahoe-Truckee Real Estate Market Update
August combined fewer choices with high-value sales
The September report reviews August 2026. TMR counted 131 residential closings totaling $257.5 million, an average near $1.966 million and median market time of 28 days versus 38 a year earlier. Median price per square foot was $698, up 11% annually. The report states that 35% of transactions closed at or above original asking price. Its headline median price is $1.299 million, while the narrative gives $1.295 million; that difference remains unresolved in the source.
Inventory was smaller, not moving at a different supply ratio
August ended with 551 active listings versus 684 a year earlier, a 19.4% decline. TMR reported 4.4 months of supply, unchanged from the prior year. A subsequent seasonal snapshot showed inventory moving from a 562-listing mid-August peak to 539.

Year-to-date sales and prices
The year-to-date section listed 714 sales versus 701 in 2025 and 722 in 2024. The source also contains a combined July–August total that does not reconcile with its separate monthly counts, so that combined figure is not presented as a verified total here. The August average was approximately $1.966 million, compared with $1.787 million in 2025 and $1.517 million in 2024.

Averages reflect which homes sell
TMR reported a larger share of sales above $5 million—7.0% in 2026 versus 5.2% in 2025 and 3.6% in 2024—and 15 closings above $10 million through August. It described sales below $2 million as down 27% year over year for August, while those above $2 million rose 12%. Those differences help explain why a rising regional average does not mean every home rose by the same percentage.

Notable closings
The examples included Rubicon Bay lakefront sales on Lakeside Drive at $13.5 million and $7.024 million, a Dunsmuir Way sale in Martis Camp at $11.995 million, Stillwater Cove in Crystal Bay at $10.65 million, and Lahontan Drive at $5.5 million. TMR identified Stillwater Cove as a brokerage sale.
Community differences
The community discussion distinguished quick new-construction absorption from slower resale activity at Schaffer’s Mill; Northstar single-family homes from Village properties needing larger concessions; and limited Martis Camp inventory from other communities’ conditions. Incline Village’s year-to-date section listed 111 sales and $469.4 million in volume.

The fall pipeline and a buyer’s options
TMR counted 156 homes under contract, representing about $298 million, at August’s end. Those contracts indicated activity but were not guaranteed closings. The report described both competition for well-prepared homes and negotiating room on older or reduced listings. A useful buyer strategy is to assess the property’s actual marketing history, comparable sales and condition, rather than assume that all listings carry the same leverage.
