August 2026 Tahoe-Truckee Real Estate Market Update
July produced a strong summer month
TMR reported 123 residential sales and approximately $238.7 million in July volume, its strongest July dollar total since 2021. It compared that with $201.4 million in July 2025 and $209.4 million in July 2024. The month’s average sale price was about $1.94 million and the median was $1.275 million. Median market time was 14 days, while the average was 32 days—two different measures that help show the spread in listing experiences.

Pricing mattered across the market
Almost 41% of completed sales met or exceeded their original asking price, and nearly two-thirds closed within 95% of list price. TMR highlighted five Martis Camp closings above $5.9 million, two Donner Lake-area lakefront sales above $6.8 million, and a Lahontan sale at 104.8% of asking. Strong results appeared in several communities, but that did not remove the importance of comparing a specific home with its own competition.

Regional year-to-date results
The report’s year-to-date section listed 589 closings, more than $1.13 billion in volume, a $1.165 million median and a $1.921 million average.

Incline Village
The Incline Village section counted 90 transactions totaling $397.4 million, averaging $4.415 million with a $2.45 million median. Nine Incline closings exceeded $10 million.

TMR also identified two pending Incline properties—757 Champagne Road at $11.5 million and 615 Woodridge Circle at $4.599 million. Pending figures were contract snapshots, not completed sale prices.
Supply and contracts heading into August
There were 545 active residential listings entering August, about 20% fewer than a year earlier, representing roughly 4.4 months of supply at July’s pace.

TMR’s headline pipeline listed 159 contracts worth approximately $331 million. A separate early-July-to-early-August activity window counted 259 contracts and more than $532 million in value, averaging 52 contracts per week versus a historical 30. These cover different snapshots and periods and should not be added together. TMR expected seasonal activity to continue into late summer, while emphasizing the difference between well-positioned listings and homes priced beyond buyers’ expectations.
