July 2026 Tahoe-Truckee Real Estate Market Update
A first-half view of the region
Tahoe Mountain Realty’s July report looks back at January through June across Tahoe, Truckee and Incline Village. It counted 482 residential transactions totaling $919 million. The narrative gives a median price of $1.11 million and an average near $1.91 million. Approximately 55% of closings were above $1 million; 106 were above $2 million and 31 exceeded $5 million. Ten sales topped $10 million. These figures describe the first-half sales mix, rather than a forecast or a valuation of a particular home.

The longer view of home prices
The first-half figures sit within a much longer shift in Tahoe home prices. TMR’s historical comparison below puts the current median in context; a regional median still reflects which properties changed hands.

Sales activity through June
The first half produced 482 residential transactions across the report’s Tahoe, Truckee and Incline Village coverage. The month-by-month comparison shows how that activity developed.

Luxury sales
Of those first-half transactions, 106 exceeded $2 million, 31 exceeded $5 million, and ten topped $10 million. Large closings can have an outsized effect on the regional average.

Notable transactions
TMR highlighted 919 Lakeshore Boulevard in Incline Village at $46 million, identifying it as a brokerage sale.

740 Lakeshore Boulevard in Incline Village closed at $20 million and was also identified as a TMR sale.

8458 Valhalla Drive in Martis Camp closed at $8.995 million after reportedly going under contract in less than a day.

4000 West Lake Boulevard in Fleur du Lac closed at $6.15 million, above its original asking price.

The communities were moving at different speeds
TMR described 20 Martis Camp closings across homes and homesites, with a $6.7 million median home price. Schaffer’s Mill showed a divide between quick builder sales and resale listings that needed longer marketing periods and concessions. Lahontan had 17 active homes and 12 active homesites; reported transactions there averaged concessions of roughly 8–10% from original asking price. Incline Village’s first-half average was approximately $4.45 million. Community-level differences are a reason to look past a single regional headline.

Supply entering the second half
The report counted 508 active residential listings entering July. It said roughly 29–31% had experienced a price reduction, with an average reduction of 6.8%, while about 30–36 net new properties were arriving weekly. Available inventory gave buyers room to compare, but did not guarantee equal negotiating power on every listing. TMR’s discussion of interest rates and prospective technology-company liquidity was an outlook at the reporting date, not a verified prediction of future transactions.
