June 2026 Tahoe-Truckee Real Estate Market Update
May sales held steady, while value increased
May 2026 recorded 89 residential closings, the same count as May 2025. Tahoe Mountain Realty reported $146.2 million in volume versus $134.9 million a year earlier, an increase of 8.4%. The average closing price rose from approximately $1.516 million to $1.642 million. Those figures describe the mix of homes that sold; they do not establish the appreciation of any individual property.

More spring listings, but fewer than last year
The Memorial Day period brought a noticeable wave of new listings. Even so, the report counted 464 active properties at month end compared with 582 in May 2025, about 20% fewer. For a buyer, a busy week of new inventory can create additional choices without making the overall market oversupplied. Through May, TMR reported 370 sales and roughly $750 million in volume, with an average near $2.03 million. The report gives conflicting year-over-year percentages for those totals, so those percentages are not repeated here.

Incline Village
Incline Village recorded 25 combined closings and a $2.1 million monthly median. The single-family median was $2,442,500; single-family price per square foot reached $936. TMR listed 76 active single-family properties and 171 combined listings, with 6.8 months of supply.
Notable transactions
9820 Brockway Springs Drive closed at $19.65 million.

9619 Dunsmuir Way closed at $8.2 million.

4000 West Lake Boulevard was pending at $6.1 million at the reporting date; it was not a completed sale.

3540 West Lake Boulevard was pending at $10.5 million at the reporting date; it was not a completed sale.

1733 Tahoe Park Heights Drive closed at $5.35 million after 179 days on market and an original asking price of $5.975 million.

What the early-summer pipeline suggested
The report identified 108 pending or contingent transactions representing $179.6 million. That was a forward-looking snapshot, not a promise that every contract would close. Mortgage-rate changes remained a consideration for financed buyers, particularly in the $500,000–$2 million range. The practical distinction was between accurately positioned homes and listings that needed more time or a price adjustment.
