A Gift of Land, a Legacy of Conservation
A donated property sale brings a landowner, local professionals and conservation work together in Truckee.

A Shared Commitment to Preserving Truckee’s Natural Beauty
Truckee’s forests, trails and open spaces are a big part of why people choose to live here. Keeping those places protected takes community effort—and sometimes a particularly generous gesture from one landowner.
George Hoxie has pledged to donate all net proceeds from the sale of his homesite at 10573 Snowshoe Circle to the Truckee Donner Land Trust.
Tahoe Mountain Realty and Tenzie Architecture are providing their services pro bono, bringing local real estate and design experience to a project focused on conservation.
A Property With a Greater Purpose
The vacant homesite at 10573 Snowshoe Circle sits in Prosser Lakeview Estates with views of Prosser Reservoir. TMR’s October 29 announcement listed the asking price at $125,000, offering a starting point for someone imagining a home in this Sierra setting.
The sale has a purpose beyond the future home: its net proceeds are intended to support the Truckee Donner Land Trust’s protection of regional landscapes and open space.

Preserving What Makes Truckee Special
The Truckee Donner Land Trust works to conserve land, care for it and help people enjoy it. In its 36-year history described by TMR, the nonprofit has protected more than 45,000 acres.
Its work connects conservation with outdoor recreation, helping maintain the natural surroundings that draw people to the Truckee area.
Hoxie’s planned gift shows how an individual property decision can support that work. The proceeds would help protect the landscapes that make this region meaningful to so many people.

Inspired by the Landscape
Truckee-based Tenzie Architecture is also donating a conceptual home design. The firm is led by founder Kenzie Tillitt.
Tenzie’s custom-home work considers how people and buildings relate to their surroundings, combining architectural design with attention to the natural setting.
For the Snowshoe Circle site, the concept considers the sloping terrain and views across Prosser Reservoir. It gives a prospective buyer an initial way to picture what a home here might become.
The design contribution adds another local perspective to a project built around generosity and a connection to place.

A Lasting Investment in Our Mountain Community

Tahoe Mountain Realty is supporting Hoxie’s plan with pro bono brokerage services, continuing its involvement in transactions that advance the Land Trust’s conservation work.
The collaboration gives a property sale a second purpose: it can also become a contribution to the wider community.
With Hoxie’s gift and the work of local partners, the next chapter for this homesite could help protect open spaces and natural scenery well beyond its boundaries.
